First time tenants
If you have never rented before then you may find this section informative and useful.
A Property Manager’s main concern when assessing the suitability of prospective tenants for a rental property: is an applicant’s ability to pay the rent, their rental history and their ability to care for the property in a suitable and acceptable manner in accordance with the terms of the tenancy agreement.
Here are some guidelines that may help you in your first endeavours with the rental process:
- If you have lived with your parents, you will need personal references and you may choose for a parent to sign the lease in addition to you
- If you are a student just starting out and/ or have lived with your parents, a guarantor letter from your parent(s) or other interested party(ies) declaring they will make rental payments on your behalf or contribute towards rental payments in times of difficulty
- If you have been in student accommodation, supply the name and contact number of the person responsible for the management of the complex
- If you have just sold your home, supply the name and contact number of the agent who handled the sale as a reference point
- If you are still a current homeowner evidence of last gas/ electricity/ phone bill or rates notice
Examples of documentation you can provide that will help us in our decision making include:
- Verification of employment
- Verification of income
- Reference from employer
- Written reference from neighbour/ teacher/ business person/ doctor/ accountant and their contact details
- Photo identification – current driver’s licence/ passport/ student ID
- Three personal references (not from relatives) and their contact numbers
- Last gas/ electricity/ phone bill or rates notice
- Copy of bank statement
- Registration number of vehicle if applicable
- Last and/ or current address (last two addresses would be highly desirable)
Applying for a rental property
- Download a rental application form
- Download a tenancy agreement
- Make an appointment with our office to inspect the property
- Upon receiving a fully completed application we will submit your application to the owner within 24 hours of receiving your application and have a final decision to you within 48 hours.
NB: you must
- submit a form of photo identification with your application
- provide evidence of financial capability – bank statement, pay slip (including Centrelink payments), employment contract – one of these is required
NB: Applications are subject to owner’s approval
Successful applications
- You will be required to immediately pay a deposit of 1 weeks rent (non-refundable) to secure the property
- We require 2 weeks rent and 4 weeks bond prior to taking possession of the property
- Our office does not accept bond transfers
- Initial payments of bond and rent can only be paid by bank cheque, money order or direct credit into our bank account
- All parties to the lease must attend the sign up appointment at our office – this will take approximately 30 minutes
- We are unable to hand over keys until tenancy documents are signed, all money is paid and the lease has started
Unsuccessful applications
We will notify you once the property owner has communicated their decision to us. This is generally within 24-48 hours of receiving your fully completed application.
