Vacating a tenancy – guidelines
Final Inspection
Once all the keys are returned a final inspection of the property will be conducted. The Entry Condition Report and final inspection checklist below will be used as the basis for this inspection. Bond refunds will be arranged after the final inspection has been conducted.
Checklist:
- Stove (hot plates, griller, oven, range hood and drip trays) to be cleaned and free of grease. Take particular note of walls beside and behind stove.
- Kitchen cupboards to be thoroughly cleaned out.
- Dishwasher has been cleaned by running a normal to heavy cycle using either ¼ cup white of vinegar or a commercially purchased product available through any supermarket. Filters and drains are to be cleaned and free of any foreign particles.
- Refrigerator, washing machine, clothes dryer filter and other appliances to be cleaned in furnished premises.
- Exhaust fans to be removed and cleaned.
- Windows, sills, sliding glass doors (including tracks) and screens to be cleaned thoroughly.
- All walls, power points and light switches to be cleaned.
- Doors and doorframes to be left clean.
- All light fittings and ceiling fans to be cleaned.
- Any light bulbs that are not working must be replaced with working bulbs.
- Air-conditioning unit filters are to be cleaned
- Carpets are to be vacuumed. If you are arranging the carpet cleaning, please ensure you provide us with a copy of the receipt.
- Floors and skirtings to be washed.
- Cobwebs to be removed.
- Balconies/ verandas to be swept/ washed if necessary. They must be free of rubbish and cobwebs.
- Lawns to be mowed and edges trimmed (if tenant/s is/are responsible for lawn maintenance).
- Flower beds and pebble areas to be weeded.
- No rubbish to be left on the premises.
- No belongings to be left on the premises.
- Particular attention should be paid to bathrooms, toilets, bathroom cabinets. Shower recess to be scrubbed, and grouting to be free of all soap, residue and mildew. Shower screens and curtains to be washed. Ceiling to be free of mould.
- Driveways, carports, garage and all concrete areas to be free from oil, grease stains and cobwebs.
- Furniture and upholstery to be left in clean condition if premises are furnished.
- All items to be accounted for as per inventory list.
- If pets have been kept at the property, a professional pest control service for fleas must be carried out and a receipt provided to our office.
- Wheelie and recycling bins to be left out for collection
